Genesis Appraisal Services provides honest and ethical appraisals for Montgomery County

Honesty and Integrity: Genesis Appraisal Services

Typically, appraising is a long term career. Requirements to become a licensed appraiser have become more difficult than ever in the past. So it goes without question these days that real estate appraisal can definitely be called a profession as opposed to a trade. In our field, as with any profession, we must follow strict ethical considerations.

An appraiser's main obligation is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. It follows that appraisers have certain duties of privacy to their clients, plus strict rules and regulations that must be followed. So, as a homeowner, if you would like to obtain a copy of an appraisal report, you generally should get it through your lender.

Other obligations include accurate calculations appropriate to the nature of the assignment, reaching and maintaining an adequate level of competency and education, and of course, the appraiser must behave in a professional manner. Maintaining high ethics is just normal course of business for us at Genesis Appraisal Services.

Appraisers will frequently be obligated to consider the interests of third parties, such as homeowners, both sellers and buyers, or others. Generally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary role is restricted to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Genesis Appraisal Services has an established reputation for completing appraisals with the highest of ethics. To learn more, contact us.

There are also ethical duties that have nothing to do with clients and others. For example, appraisers must store their work files for at least five years - something else Genesis Appraisal Services takes very seriously.

We only perform to the highest ethical standards possible. Accepting assignments where our fee is dependent on our value conclusion is not something we can consider. That means we don't agree to do an appraisal report and collect the fee only if the loan closes. Anyone should be able to see that fabricating a property's value to achieve a bigger paycheck is unethical! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice explicitly defines unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be assured we are working hard to provide an unbiased determination of the home or property value.

With Genesis Appraisal Services, you won't have any doubts that you're receiving 100 percent ethical, professional service.
